BUILDING CONSULTANCY – DILAPIDATIONS AND OCCUPIER BUILDINGSURVEYING SERVICES/ LONDON
Role Purpose
This opportunity is for a position at Surveyor level to join an established and successful building surveying team in London. The team has a bias towards Dilapidations and Contract Administration instructions, however, they regularly work across most building surveying disciplines including; Technical Due Diligence, Property Maintenance, PPMs and ESG Improvement Plans. The team sits as part of the UK & Ireland Project & Building Consultancy department and the is supported by an extensive team of in-house multi-disciplinary experts.
The candidate will have the opportunity to work with both internal and external investor and occupier clients ranging from corporate occupiers to international investment funds. They will also be supported and mentored to develop their own direct client relationships over time.
The team works across most property sectors with a focus on offices, industrial and logistics and life sciences. Given the nature of the team and the client base, the candidate will regularly have the opportunity to work on some of London’s most high profile buildings together with the opportunity to work on international portfolio instructions.
The team operate on a hybrid office basis and a mix of office and home working is encouraged. Flexible working and part time hours are fully supported.
Key Responsibilities
To deliver the successful implementation of professional building surveying services within the London Dilapidations team through the completion of a varied range of building surveying instructions.
Deliver client instructions from inception to completion including client care and managing project teams to deliver high quality and timely building surveying and project services;
Projects include but are not restricted to:-
Preparation of Schedules of Dilapidations on behalf of Landlord’s together with subsequent negotiations.
Dilapidations Assessments and Strategy Reports for occupiers together with strategy implementation and subsequent negotiations.
Purchasers, vendors and occupiers Technical Due Diligence of buildings including the coordination of wider specialist consultancy reports;
Preparation of design and specification documentation, running of the tender process and the administration of construction projects
Drafting of Standard Contract forms and Contract Administration;
Planned Preventative Maintenance Inspections and Reporting;
Support with Client Care, reporting and relationships;
Comply with CBRE’s policies and management system;
Work in compliance with Quality Management Procedures;
To positively contribute to the department’s business plan and revenue targets to assist in achieving its objectives;
Skills & Characteristics
The ideal candidate will be MRICS qualified
Good appreciation of professional and project based building surveying matters being able to understand the basics of the local and wider property markets;
Excellent communication and interpersonal skills to present a professional and knowledgeable persona;
Able to work as part of a team, supporting and working with colleagues and sister departments;
Build, develop and maintain existing business and client relationships;
Organise and prioritise tasks so that they are efficiently completed within an agreed time frame;
Provide concise and clear written communication with accurate and excellent attention to detail;
Clean driving license and willingness to travel within the UK
